One step closer to luxury hotel at Brännastrand
Planning is moving forward for Brännastrand Fastigheter’s proposed spa hotel in Boden. On February 14, the municipal executive committee will decide on a land allocation agreement. A new zoning plan will also be required before the hotel can be built.
Boden Municipality and Brännastrand Fastigheter i Boden AB have for some time discussed the possibility of developing a hotel with spa facilities at Brännastrand, adjacent to the existing restaurant. The company has presented preliminary sketches for a seven-story hotel with 300 beds and a rooftop spa.

A conditional land allocation agreement has been prepared to outline the commitments of both parties and the conditions for expanding the existing leasehold property. In order for the hotel to move forward, a new zoning plan will need to be established. The municipality intends to develop such a plan based on the sketches presented by Brännastrand Fastigheter. The matter was discussed at the municipal executive working committee meeting on January 31, and a proposal to approve and sign the land allocation agreement will now be taken up at the municipal executive committee’s meeting on February 14, 2022.
If the hotel is built at the proposed site, the nearby stage Örat will be affected. A new urban environment program is currently under development, with a first proposal expected in April 2022. As part of this program, the future development of Kvarnängen and Örat will be addressed. The aim of the program is to ensure that central Boden’s growth is carried out with quality and sustainability in focus.
The land allocation agreement will apply from the date of signing until one year after the zoning plan gains legal force. If, at that time, no agreement has been reached regarding an expansion of the leasehold, the agreement will lapse. The case concerns the leasehold property Boden 56:41 and part of the property Boden 56:9.
