More new housing on the way in Boden
The demand for housing in Boden is high. Several projects are currently under construction, and more are in the pipeline. Here’s an overview of the current situation.
Boden Municipality’s role in this transformation is to ensure strong planning capacity, making it possible for developers to build more homes. In Sveafältet Lundagård, a centrally located area within walking distance of Boden’s city centre, multiple construction projects are moving ahead in parallel.
MBT Nord is building a three-storey apartment building with 21 apartments. With two existing properties already on site, the total will now be 45 apartments.
“The last building here will be ready for move-in by May–June. Demand is very high, which motivates us to keep going. We also have a land allocation agreement for the adjacent plot, where we plan to build three similar buildings with an additional 45 apartments,” says Klas Rehndahl, co-owner of MBT Nord.
Bodenbo is constructing two seven-storey rental buildings with 48 apartments each.
In addition, Bodenbo is building two new apartment buildings in kvarteret Nejlikan , at the entrance to Boden from the Jokkmokk road.
These new buildings will add 50 apartments in varying sizes.
“The apartments in Sveafältet are scheduled for move-in in August 2025, mostly one- and two-bedroom units. On Brogatan (Nejlikan), move-in is set for February 1, with mainly two- and three-bedroom apartments,” says Johan Johansson, CEO of Bodenbo.
Tjärnbacken
Lindbäcks Bygg and Cederfors have a land allocation agreement for 150–200 apartments in Tjärnbacken, offering a mix of housing types. The zoning plan was recently approved, and expressions of interest are already being collected.
“We see great potential in Boden and in the new Tjärnbacken area, where our vision of a sustainable and vibrant residential neighbourhood can truly come to life. The plan is for centrally located homes with mixed development: taller apartment blocks alongside ground-level housing and row houses. This creates higher quality of living and a socially sustainable community. Boden is growing, and Tjärnbacken—with its unique qualities—will be an important contribution to the municipality’s development and attractiveness. We are creating an area for everyone: varied, close, and safe,” say Lars Bonander, CEO of Cederfors, and Fredrik Hemborg, CEO of Lindbäcks Projektutveckling.
Other planned areas
BODEN 57:67 (Åbergsleden, near the old Defence Museum): zoning plan to enable 20–30 new row or semi-detached houses by Pionjären Fastighets AB.
• Discussions are also ongoing regarding the existing building at Sveavägen 12, as well as zoning for new housing in Kvarteret Aspen (next to the Elim Church).
1,322 apartments and 591 single-family homes
“We have strong planning capacity and are working to strengthen it further,” says Ellinor Isaksson Larsson, Head of Planning and Development in Boden Municipality.
In total, current planning notifications, consultations, reviews, and approvals now underway could make room for 1,322 new apartments and 591 single-family houses. In addition, there are already approved zoning plans and land allocations for developers investing in housing in Boden.
The municipality also offers plots in several attractive locations across Boden.
