Review: Detailed development plan for the property Boden 56:9, 56:11 and others - Brännastrand

Brännastrand in Boden is planned for a hotel next to M/S Bränna. The detailed development plan describes the area’s development, the proposed plan, and the decision process.

Purpose and background

The planning area is located at Brännastrand in central Boden and covers approximately 4.7 hectares. It is situated on and near the eastern and southern shores of Lake Bodträsket. The plan has previously been available for both public consultation and review.

The purpose of the detailed development plan is to make it possible to build a hotel directly connected to the vessel M/S Bränna. Since the previous review, the proposed plan has been revised. The maximum permitted building height for the hotel has been reduced from 35 metres to 25 metres, and the building area in the southwestern part of the site has been decreased.

Plan proposal

The proposed plan does not fully align with the extended comprehensive plan for Boden and Sävast, which was adopted in 2020. In that plan, parts of the area are designated for business activities, while other parts are marked as green space.

The municipality has nevertheless assessed that the detailed development plan will not cause any significant environmental impact. When the plan is adopted, it is proposed that parts of the shoreline protection be revoked to enable the planned construction.

Process and decisions

The detailed development plan is being processed using the extended procedure in accordance with the Planning and Building Act (2010:900).

Review

The detailed development plan has been available for public review. The proposed plan will be considered by the municipal council on 23 February 2026.
