The municipality is preparing a new detailed development plan for the area near Överluleå Church. The plan will enable new uses and development while taking the area's cultural heritage into consideration.

Purpose and background
The planning area covers approximately 10,400 square metres and is located next to Överluleå Church and an area with 24 traditional church cottages. The municipality owns the land and all but one of the church cottages, which is privately owned.
The area is currently designated for cultural activities, which limits how it can be used. The municipality is therefore preparing a new detailed development plan to also allow the area to be used for offices and temporary accommodation.
The aim is also to examine the possibility of new development while preserving the area's cultural heritage.
Plan proposal
The detailed development plan examines the possibility of creating new building rights in the area. The plan includes provisions to protect the cultural heritage and regulate how new development may be designed.
The location and design of the new building rights are based on surveys carried out in the area. This is intended to reduce the risk of negative impacts on the cultural heritage, plants and wildlife.
Process and decisions
The planning area is close to recreational areas and central Boden and has cultural heritage values that are of public importance. The detailed development plan is therefore being processed under an extended procedure in accordance with the Planning and Building Act (2010:900).
Consultation
The detailed development plan has been on public display for consultation from 14 September to 5 October 2026.
