Do you need a demolition permit or a notification?
Within a detailed development plan area
When is a demolition permit required?
A demolition permit is required if you want to demolish:
- A building or part of a building
- A building or structure that is subject to a demolition prohibition
- A building or structure that is particularly valuable, for example for historical, cultural, environmental or artistic reasons
When is a demolition permit not required?
A demolition permit is not required if the building:
- May be built without planning permission and is not particularly valuable
- Was built with a time-limited planning permission
- Was built for seasonal use
- Must be demolished following a decision by the municipality (demolition order)
- Is intended for total defence purposes
For structures, a demolition permit is not required if they must be demolished following a demolition order or are intended for total defence purposes.
When is a notification required?
If the measure does not require a demolition permit, you must still submit a notification if you plan to demolish a building or part of a building that is larger than 50 m².
Outside a detailed development plan area
When is a demolition permit required?
A demolition permit is required if you want to demolish:
- A building or structure that is particularly valuable
- A building within a particularly valuable built-up area
- A building or structure that is subject to a demolition permit requirement or demolition prohibition under area regulations
When is a demolition permit not required?
A demolition permit is not required if the building or structure:
- Must be demolished following a decision by the municipality
- Is intended for total defence purposes
When is a notification required?
If the measure does not require a demolition permit, you must still submit a notification if you plan to demolish a building or part of a building that is larger than 50 m².
What is considered demolition?
Building: Demolition means completely removing a building or its load-bearing structure. Removing non-load-bearing parts, internally or externally, is not considered demolition.
Structure: For structures, the assessment is made on a case-by-case basis.
What is a building?
A building is a permanent structure with a roof, or a roof and walls. It is permanently placed on land, underground, or in water, and is intended for people to stay in.
What is a structure?
Examples of structures that may require planning permission include:
- Walls and solid fences
- Decks
- Car parks
- Storage areas and material yards
- Marinas for recreational boats
Apply or notify – what you need
Documents to attach
- Site plan or map.
- Elevation and floor plan drawings.
- Environmental survey, including hazardous waste where relevant.
- Proposed control plan.
Start clearance
Demolition may not begin until you have received start clearance from the municipality, whether it concerns a demolition permit or a demolition notification.
