Site leasehold

A site leasehold lets you use municipal land long term. Here is what it means, what you pay, and how to buy the freehold.

What is a site leasehold?

A site leasehold means you may use a property without owning the land. The owner—usually the municipality—leases the land for an indefinite term.

Your rights

  • You may transfer the site leasehold to someone else.
  • You may mortgage the site leasehold as collateral for a loan.
  • You may use the land much like freehold ownership, within laws and the lease agreement.

Fees and taxes

  • Ground rent: An annual fee paid to the landowner.
  • Tax deduction: The ground rent is tax-deductible in the same way as interest expenses.
  • Property tax/fee: For single-dwelling houses on site leasehold land, the same rules apply as for owned single-dwelling properties.

Buying the freehold – how it works

If you prefer to own the land, you can buy out the site leasehold (freehold acquisition).

Price and conditions

  • For single-dwelling plots, the price is 60 percent of the assessed land value.
  • The price varies by area.
