Mandatory ventilation inspection (OVK)
Why OVK is needed
Good ventilation ensures healthy indoor air and better operating and energy performance.
Buildings in scope
OVK applies to buildings where people spend time regularly or for long periods, such as homes, schools, preschools, healthcare premises and offices.
Exemptions from recurring inspection
Single-family houses with natural ventilation or mechanical extract do not need recurring OVK. They must still be inspected before a new or altered system is put into use.
When inspections must be done
- First inspection: before the ventilation system is put into use in new or rebuilt premises.
- Recurring: according to intervals based on building type and system.
Typical inspection intervals
- Every three years: schools, preschools, healthcare premises and buildings with supply-and-extract ventilation (for example FT/FTX).
- Every six years: apartment buildings and premises with extract systems (for example F/FX).
Who may perform the inspection
A certified ventilation inspector (competent person) must carry out the inspection.
How the inspection works
What is checked
That the system works as intended, meets applicable requirements and does not spread pollutants. Possible energy savings should be identified without reducing indoor air quality.
Certificate displayed in the building
After a passed OVK, a certificate must be issued and displayed clearly and visibly in the building.
Send the inspection certificate
The inspection certificate must be submitted to Miljö- och byggnämnden, 961 86 Boden.
Oversight and responsibilities
Property owner’s responsibilities
The owner must schedule OVK on time, fix any deficiencies and cover the costs of inspections and corrective actions.
Municipal oversight
The Municipal Environment and Building Committee supervises compliance and may order corrective measures under the Planning and Building Act.
